REQUIREMENTS TO OBTAIN A VACATION RENTAL LICENSE

Nowadays, it is truly profitable to rent turistically a house, also offering a more authentic and personal experience than what tourists find when they stay in hotels.

Do you own a property and do not know if you could obtain a vacation rental license? Below I explain the conditions that must be met to successfully obtain this permit, which can be so economically beneficial.

 

 

The general requirements, which are demanded in any modality, are the following:

  1. The house must have a minimum age of 5 years.
  2. An occupancy certificate or similar document.
  3. A bathroom for every 4 places.
  4. An energy certificate (F or D, depending on the case).
  5. A water meter.
  6. The house must not have been subject to the official protection regime.
  7. To have the minimum quality score according to an assessment document called “Annex 6”.
  8. The owner must not have more than 2 homes commercialized for tourism in the other modalities.

If your home meets all the general requirements set out, you will only need to comply as well with the specific ones of your own category. There are a total of three different categories:

 

  • ETV60.

It allows you to market the property (single or multi-family) as long as it is your main home, for a maximum of two months per year (60 days). Exceptionally, it is allowed to live with the housed people.

This modality is reserved for citizens who have Spanish residence and are registered in the municipality where the property is located.

 

Price € 291.67 / place. You can divide the payment into 5 income; one annually for a total of 5 years.

In this case, the license has a 5-year limit, after which it must be renewed if you want to continue with the touristic commercialization.

 

  • MULTI-FAMILY HOUSING.

Multi-family dwelling is understood as any property that is located in a building made up of two or more houses that share accesses or common elements. In this case, the Community of Owners must allow tourist marketing.

Price € 875 / place. You can divide the payment into 5 income; one annually for a total of 5 years.

In this case, the license has a 5-year limit, after which it must be renewed if you want to continue with the touristic commercialization..

 

  • SINGLE-FAMILY HOME.

This is the only case in which it can be marketed indefinitely.

Price € 3,500 / place, being the final purchase. Likewise, the payment can also be divided into 5 income; one annually, for a total of 5 years.

Finally, once these requirements have been met, all that remains is to obtain a Certificate of Suitable Area from the corresponding City Council. After which the purchase of the tourist places can already be carried out.
