Below I explain the conditions that must be met in order to successfully obtain this license, which can be very advantageous economically.
The general requirements that are necessary in each modality are as follows:
- That the house has a minimum age of 5 years.
- A certificate of habitability or similar document.
- One bathroom for every 4 places.
- An energy certificate (F or D, depending on the case).
- A water meter.
- That the house is not subject to the official protection regime.
- The minimum quality factor according to an assessment document called “Annex 6”.
- That the owner has not marketed more than 2 houses for tourism in the other modalities.
If your house meets all the general requirements, you only need to meet the specific requirements of your own category. There are three different categories in total:
- ETV60.
You can market the property (single or multi-family home) for a maximum of two months a year (60 days) as long as it is your main residence. Exceptionally, you may live together with the accommodation.
This modality is reserved for citizens who have a Spanish residence and are registered in the municipality where the property is located.
Price 291,67 € / seat. You can divide the payment into 5 receipts; one per year for a total of 5 years.
In this case, the license is limited to 5 years. After that, it must be renewed if you wish to continue the commercialization of tourism.
- MULTI-FAMILY HOUSING.
An apartment building is any property located in a building consisting of two or more apartments that share access or common elements. In this case, the community of owners must authorize tourist marketing.
Price € 875 / place. You can divide the payment into 5 receipts; one per year for a total of 5 years.
In this case, the license is limited to 5 years. After that, it must be renewed if you wish to continue the commercialization of tourism.
- SINGLE-FAMILY HOUSE.
This is the only case in which it can be marketed indefinitely.
Price € 3,500 / place, the final purchase. The payment can also be divided into 5 receipts; one per year for a total of 5 years.
Once these requirements have been met, all that remains to be done is to obtain a certificate of suitable land from the relevant city council. After that, the purchase of the tourist sites could already be carried out.
