Can I buy a property in Mallorca as a foreigner?
Yes, as an EU citizen or non-EU citizen you can buy a property in Mallorca without any problems. All you need is a Spanish tax number (NIE) and you should consult a local lawyer or real estate advisor.
What additional costs are incurred when buying property in Mallorca?
In addition to the purchase price, you should expect around 10-13% additional costs – including real estate transfer tax, notary and legal fees as well as fees for land register entry.
Are there any differences between a new building and an existing property?
Yes, when building a new property you usually pay 10% VAT (IVA) and 1.5% Stamp Duty (AJD). Existing properties are subject to real estate transfer tax (ITP), which ranges between 8% and 11% – depending on the purchase price.
Can I rent out my property in Mallorca?
Tourist rental is only permitted with a valid rental license (ETV license). Long-term rentals are generally permitted. We would be happy to advise you on your options.
What legal special features are there when purchasing?
A purchase contract in Spain usually consists of a reservation contract, a private preliminary contract (Contrato de Arras) and the notarial purchase contract (Escritura pública). An experienced real estate agent and lawyer is essential here.
Is there a financing option in Spain?
Yes, both Spanish and international banks offer financing – usually with loans up to 70% of the purchase price for non-residents and 80% for residents. We are happy to provide trustworthy financial partners.
