For 2025, average prices per square meter are quoted in the range of around €4,500-5,000 per m² (depending on the property category); prices vary greatly depending on location, condition and view.
Top prices per m² are regularly achieved in the southwest around Port d’Andratx in particular – the region is considered one of the most expensive and sought-after on the island. (Viewpoint from 2024/2025, trend continues to be premium). But regions such as Ses Salines, Cala d’Or or Felanitx have also been among the top positions in recent years (especially Felanitx last year with an increase of 46%).
Our advice: Work with precise comparative values for the specific micro-location, building fabric and quality of fixtures and fittings – “average prices” only serve as a guide.
